SUMIFS multiple criteria and date

Hi there, 

I am trying to use Sumifs for property mgmt, filling in one sheet to populate individual properties and sum the portfolio as a whole, coupled with the year. I have the whole part down, but I am having issues using multiple criteria for the individual.

I.e. Rent from one year(1/1/24), for property "425", paid as "direct rent" would flow to both 'Annual Summaries' and '425'. Similarly with expenses based on the list under 'Data Validation'.
