I suggest you:

1. Create a SharePoint group for external user with read only permissions (with this you solve your points: 1, 2, 3 & 5)

2. Add that group only to the library or if you want to share the SharePoint site, go to permissions select "SharePoint site only" (with this the point 4, see image below)
