- Hello I've the same issue on my side and would be interested by some official doc on how to configure crawled/managed properties to work with the Highlighted Content webpart.

It has a section where they talk about how managed properties should be configured when you want to use them in a filter:
Managed property - This option is available for all Source options except Document library. Managed properties can be built-in or custom, but must be searchable. Enter a word to narrow down the list of searchable properties, select a property from the dropdown, and enter your criteria.
I have a similar issue on a pages library, the dropdown is grayed out. I read the article from Expiscornovus, but still the light bulb is not going off :-). I will look into creating managed property...
