Need guidance with purchasing license for SharePoint subscription edition.

Surfed through the internet and found a variety of answers on how to buy license for SharePoint SE, but not one is clear.
Does SE have a separate license similar to other sharepoint server versions or is it included with Microsoft 365 license (If so which licenses does support SE)
Also please explain the Software assurance
