2 lines of same font style and size but looking different in MS word 2016

I have a word document. It contains two lines having same font style and size but one of them appears to be smaller than other. Can someone explain why is this happening?

I have uploaded the file on a google drive folder. Kindly download it from there first and then check the issue.

The text in the first paragraph is more "space-y" because of the settings for scaling and spacing that are defined at the Advanced tab of the Font dialog box. See screen shot below.

Thank you for answering, the issue is solved successfully after making the scaling and spacing same in "advanced font settings".
