cant open a excel 365 file

I have a company that emailed me a excel 365 file that I cant seem to open. I have an older version of excel and it meets my needs but wont properly open the file. When clicked on the download it opens my excel software but file is unusable. I set up a 365 online account but cant figure out how to open that file. The file extension sent to me ".xlsx". The name of the file is"Copy of Labor Rate Analysis w access cost (1).xlsx". What am I doing wrong? Help! Also shouldnt the company be able to save the file as an older version so that I can use it?

    Opening the File in Excel 365 Online

    Converting the File to an Older Version
